Bathroom Black Mould

Black mould on bathroom ceiling caused by water ingress. The home is two years old and the leak was supposably repaired by the builder however on inspection the area’s moisture reading was mc79% in the affected area compared to mc9% in a non-affected area suggesting the leak has not been repaired properly. The builder also chose to paint over the original mould growth but due to the amount of moisture locked in it didn’t last long… approximately one month before the mould grew through the paint.

  • The area was treated with a anti-microbial solution designed to penetrate the surface and kill the mould at the root source. The treatment will have a residual effect for around 3 months. Due to the level of moisture the area is at risk of new mould growth. 
  • In my report it was recommend that the builder replace the affected area of ceiling due to the high risk of mould growth inside the roof cavity.
  • Unrelated but also relevant is that the ceiling exhaust fan is inadequate and with testing is not extracting air efficiently. A detailed description of the type and model of exhaust fan was provided in my report.
