Heavy Bathroom Mould Growth

Heavy bathroom mould caused by exhaust fan and paint that was inadequate.

PRE-INSPECTION

  • Heavy mould growth to ceiling, cornice and walls.
  • Exhaust fan is inadequate and not extracting air efficiently.
  • Ceiling, cornice and walls are porous due to inadequate paint work.
  • Moisture readings for ceiling suggest ceiling is absorbing moisture from steam.
 

OWNER RECOMMENDATIONS

  • Upgrade exhaust fan to a model that extracts a min of 280m3 of air per hour.
  • Paint ceiling, cornice and walls using a mould inhibitor additive or wet area paint.
  • Leave exhaust fan running for additional 20 mins after use particularly during the winter months.

TREATMENT
Anti-microbial treatment to all mould growth designed to penetrated the substate and kill the mould at the root source.

CONCLUSION
The owner followed my recommendations and the work carried a 6 mths warranty.
